In Realiscon, we do everything to ensure that our Technical Due Diligence (TDD) and Environmental Due Diligence (EDD) services meet two basic requirements:

to provide the most accurate information to our clients in the shortest possible time.

In just a few days after being presented with the task and the utilisation goals, based on the available documents and our site visit, we can provide our clients with a red flag report, on the basis of which they can realistically assess the condition of the property or area to help them make faster business decisions.
 
In the second phase, in a detailed review of the technical specifications and the identification of contradictions and omissions, our experience helps us work effectively. It is our goal to use our analytical skills and experience to give systematic and accurate feedback about the condition of the real estate, the defects and risks we identify, as well as their priority and costs of removal.

1. The specifications of the task based on the goal of the TDD / EDD report: sales, operation, and development
2. Obtaining all the technical documentations related to the building
3. It is not only the experience we have from earlier TDD assignments that help us in providing realistic assessment and identifying hidden defects, but also our expertise as technical quality controllers and project managers.
4. Preparing a preliminary technical review that gives realistic feedback on the basis of the data and our site visit about the condition, potentials and risks of the property (Red Flag Report).
5. In our detailed technical review, we examine the entire documentation in a systematic way looking for contradictions and missing points on the basis of our established process.
6. Ultimately, we compile a comprehensive report that contains.
> a description of the condition,
> the defects and missing items we have identified,
> potential sources of risk,
> the prioritisation of risk factors,
> the expected costs of fixing the defects
for both the entire building and for the specific fields of engineering.

During the development of our methodology for technical and environmental due diligence, we seek to ensure that our clients have an idea of both the details and the general technical condition of the property, and that this information is available for them as soon as possible.
