Simulator Mission no.3: Pápa

One of the most special field of experience and knowledge Realiscon team ever achieved is the aircraft training system facility’ development.

The high-level competency and our NATO Supplier qualification made possible for us to participate in a quite exceptional mission:  the development of a C-17 aircraft training system facility at the 47th Airbase, Pápa (nicknamed ”Panther”).
The design of the unit was created by Óbuda Építész Stúdió and the main contractor is Strabag MML. Realiscon was responsible for Technical Supervision, Cost Control, HSE Management and Quality Management.

Our previous civil simulator centre development projects were carried out in Budapest and Rome on behalf of a civil airline.  This time our clients are the NSPA (NATO Support and Procurement Agency) and NAM PO (NATO Airlift Management Program Office), and the development is on behalf of the Strategic Airlift Capability Program providing word class military airlift access to its 12 member nations. 
The Pápa base C-17 simulator project began in 2023. The new 1438 sqm building has a 14 m high simulator bay and a single-story wing where the operational area, offices of the C-17 simulator and the personnel training and briefing rooms take place. High-performance solar panel system is installed on the roof of the training centre, which supports the environmental-friendly maintenance of the building with renewable energy in addition to the heat pump system for heating and cooling. Electric car charging devices are available at the parking area of the unit for the vehicle fleet. Our job is about to complete in these days, the project is finishing soon. This wasn’t the first time for us to build a simulator centre, but hopefully not the last either!

Latest trends for the newest stars by Three Corners

Anna Hotel is one of the prosperous properties of Three Corners Hotels & Resorts at Budapest, which the developer decided to refurbish and expand in 2022.

Due to our previous successful cooperation at Avenue Hotel, we earned the tasks of Design Management, Quality Supervisor, Project Management and Technical Support. The general designer was Hélis Kft, while the interior designer was Csilla Kelemen. Starting with the design management, Realiscon team got involved in Q2 2023. The execution phase started in March of 2024 with Meto Kft.

The hotel was fully closed during the works, since all the rooms were repainted and refreshed, even if they were in good condition. Meanwhile the common spaces were renovated more thoroughly. Beyond this, the building was extended with an additional floor on the top, providing place for new guest rooms and operation areas. At this structural development the design followed the original building’s characteristic.

After the reopening Three Corners Hotel Anna offers more high-level service and innovative, modern social spaces. Since this hotel is targeting the young generations of tourists, the most updated style and ambience is essential. Fancy, colourful elements of the latest trends are completing the design of lobby and restaurant. The inner courtyard was equipped with a closable pergola above the terrace, which provides additional capacity for the restaurant.

The project did not only focus on aesthetic and functional improvements but created the possibility of some technical development also. The heating/cooling system of the backside part of the building was modernized and solar panels were installed on the roof in order to optimize the environmental impact. The building just got the occupancy permit in March 2025, so the new guests are welcome to arrive!

Zero Carbon Ambassadors

We’re delighted to share that our colleague, Dóra Plájer Sustainability Expert at Realiscon and Vice President of HuGBC, took an active role at this year’s Green Future Conference 2025.As the moderator of the panel “Zero Carbon Certifications”, Dóra guided a discussion among sustainability experts on how certification schemes can support the building industry’s transition towards a zero-carbon future. 

During the conference, HuGBC also officially appointed its Zero Carbon Ambassadors – professionals dedicated to promoting sustainable building. We’re especially proud that two of our colleagues, Katalin Józsa and Dóra Plájer, were among those selected.

Second splash

The huge, 67,000 sqm office complex development named H²Offices on the Vaci Corridor of Budapest started in 2020 by Skanska.

Realiscon got involved to the project from the 2nd phase as Technical Inspector in 2024, and found quite honourable to participate in the implementation of a job which aimed the sustainability and supporting its users at this high levels.

The first building of the three units is already completed. With the progress of the 2nd unit the original concept of Danish ARROW Architects will show up more toned: the structure of the masses will get connected with each other, with the city scene and the garden space in between them. The general designer behind the idea was STUDIO IN-EX Építészeti és Mérnöki Zrt.
Characteristics of the new, 22,000 sqm building will be following the first one and even raising the bar in terms of excellent quality in sustainability, using the most modern methods and responsible energy management, all supporting the wellbeing of its future users. The developer is fully committed to create an exceptional environment for the tenants: at the end of this road Skanska aspires for the official certifications of LEED Platinum, WELL Platinum, Access4You Gold, WiredScore and Smartscore also! Until then there is much to do, and the general contractor Fitout Zrt. is right on it. The ground works are being completed soon, the foundation is in under construction. All eyes of us are on the next steps!

Highest level of care

Proudly sharing the news about HelloParks’ new logistics warehouse development! The HelloParks Páty PT2 hall has just received a precious qualification: an Outstanding certificate by BREEAM New Construction.

Moreover, the result is in the top 3 in Hungary with no additional remark or modifications required to achieve this acknowledgement. “No comment” is not always a good sign, but in this case – an excellent credit about the performance we have accomplished together with HelloParks.

Realiscon team was responsible for the BREEAM assessment, and the expectations were the highest qualification aligned with EU Taxonomy requirements. 

Logistic facilities rarely aspire for such high level of conscious operation, but the HelloParks team is committed to creating this kind of work environment. We proudly participate in the challenge to reach the highest possible rank of carbon neutrality and sustainability even in industrial construction. This new building is the second phase of a huge development located at M1 highway near Páty. The megapark will offer logistics and warehouse services across a 384,000 sqm building complex.
The previous phase is also aiming BREEAM qualifications in the same “league” with our cooperation. The result is just on the way, we can’t wait to see how it turns out!

New design, new goals!

There is no season without a hotel project! The demolition phase of Hotel Soho renovation process has just started.

Realiscon was assigned by Salomon 1965 Hospitality last autumn, when the new interior concept was designed. And mentioning design, we are talking about the finest, high quality Spanish trends of FURTIVO. The new image will represent the most modern styles at all costs and hopefully will work as perfect eyecandy for new generations of tourists in the middle of Budapest downtown, Dohány utca.  

Realiscon is responsible for project management and quantity surveying, while the construction partner is Unitrust Zrt.
The main spaces as lobby, restaurant, bar and all the rooms of the hotel will be renewed and refurbished. During the works a few technical improvements are to be executed also.
We will get back with the result of this job just in a few months, it will worth to check it out!

BOHO Hotel Budapest**** finished!

Client GCA Architects is an excellent partner as all their buildings are. The first BOHO Hotel was opened in Prague, and the Budapest site is the next stop of this unique journey.

The Spanish influence is undeniable: all the details and so the whole concept is appealing. BOHO is a four star hotel on 4600 sqm with 63 rooms at the middle of city, in a district called „Palotanegyed”, Mikszáth Kálmán square. An eclectic-stlyed listed monument has been connected with a brand new structured unit.

Realiscon was responsible for Project Management and Technical Supervision. The main entrance is at the listed building which has been renovated according to the original design. Near to the lobby and bar there is a library, office area and a few residence suites inside. In between 2018-2020 the full outside renovation of the original building was made, so as the demolition of the ruined building in Szentkirályi street. The new unit was formed at the place of it until the shell-and-core state. Underground garage level, a mini-spa and 6 floor for the hotel rooms was built during the later years of the development. One of the restaurant terraces is at the Mikszáth tér with the vibe of the busy city centre, the other one is a much more silent garden area with two old and giant trees. The rooms are more spacious as usual hotel rooms, and the stlye is true high-end design. The pictures can tell!

Ready with the shopping already!

Our Debrecen office was responsible for the technical supervision during the renovation of Debrecen Plaza recently.

It was essential to finish it in time, and they could handle the jobs effectively at the site. The shopping centre was built in 1998, and the interior parts were renovated in the past years. Since the industry is full of new solutions, it was worth to make an effort and improve the exterior of the building so. 

The project started this summer, and our client’s goal was to finish it right before the winter holiday shopping season. Fibre cement coverage and a new, energy-saving LED-lighting system was installed to the facade. The job is just done, the building will shine in lighting decorations soon!

Take-off in Rome of Wizz Air Training Centre

The Wizz Air Training Center was opened in Rome, Fiumicino Airport on the 1st October – and this is a closing of a remarkable period for our team.

The first Wizz Air training unit was built at Budapest in 2018 – also with Realiscon’s cooperation, and a few years after we had the opportunity to handle a project of another one: this time with the developer ADR. The inauguration event of the new center was held in the presence of stakeholders and leading media representatives.  

Now the training sessions are to be started in the center where two full-flight A3205 Airbus simulators had been installed in the past few months by the CAE, which is the global leader company in the field of flight training technology. The facility is only a few steps away from the main terminal of Fiumicino Airport and takes place on 2500 sqm. Near to the simulators there are classrooms, computer rooms, briefing rooms, multimedia meeting rooms and offices also. A huge system for a huge purpose: 4800 pilot sessions will be able to held in the center yearly.

During the construction period our team members were lucky enough to enjoy the Italian coffee traditions for long: they followed and controlled the process directly with permanent presence. This is how we succeed to ensure every detail to meet with Wizz Air’s ambitious goals – and our local partner Fortebis SrL was a quite effective participant of the process. We provided end-to-end project management, overseeing all from design management and technical supervision to interior design. At the same time we were honored to undertook the reconstruction of an aging 1970s facility, and helped to transform an outdated building into a modern training center. We collaborated closely with Wizz Air’s internal teams of training, HR, security, IT, purchasing, marketing, training center operations, airline operations. Our mission was to fully align every aspect of the center with the airline’s current and future needs.

Now we are just wishing a nice flight everyone!

Ready for the grade! – The Plan Award

Students are using the new wing of Lauder Javne School day by day, and this time the building is not the place of competition but the subject of it. The designer TIBA Studio submitted the project for The PLAN Award, and the school is on the shortlist of section Education!

The PLAN Award is an annual international prize. The jury – which is made up of leading experts of the business, including the real estate and academic fields – recognizes the excellence in architecture, interior design and urban planning among over a thousand applicants every year. We are very proud that we could participate in implementation of this great design as a Project Manager and Technical Supervisor.

Hilton Garden Inn just opened in Debrecen

We proudly guided through the developer Tetrecen Kft on the process of a new international brand’s arrival to the city of Debrecen.

The result is a spectacular facade with 7 floors and a ground floor behind it, plus 2 underground floors for parking right in the center, 101 fully equipped rooms, event and conference hall, lounges, and the sky bar, offering an exceptional view to Debrecen’s main attribute, the Great Church.
All the rooms fulfil the expectations of the future guests of the high-quality Hilton brand. The spaces of resting spreads calmness, while the other parts of the building have lively vibes.

Beyond these there is one more outstanding advantage of the building: it got the LEED Gold certification, which is not a common thing at the hotel development industry – yet.

Realiscon was responsible for Design Management at the beginning of this road, and followed it with project management, LEED Assessement and technical supervision. From the “front row” we watched this building grow in the Darabos utca from one level to another, then the intense process of interior spaces forming. We loved this job, but now it is time to give way for tourists and business travellers!

New stars in the heart of Budapest

Three Corners Avenue Hotel**** opened right according to the schedule at the end of July, when the last elements are got into their place and the occupancy permit arrived.

We at Realiscon are very proud that we had the chance to participate in this project.
How did it start at the end of 2022?: The goal was to transform the four leveled office building to a 4-star hotel. The original house was built in 1886 with an archaic facade, many historic ornaments, placed at a UNESCO World Heritage site – case about one would say „it’s complicated”?

We started with the cost management tasks and two additional levels were installed to the building. Thorough interior changes came after, so the building was converted to a rich 4-star hotel style.
During the development Realiscon was responsible for value engineering, project management and technical supervising. 

Now it is a six-leveled building, and however the facade’s condition did not demand big alterations, the detailed interior design made a huge difference inside. The 64 guest rooms, the relaxation zone and the restaurant, bar all fully suitable for the perfect serving of the guests.
Three Corners Avenue Hotel is the fifth hotel of our client Three Corners Hotels & Resorts at Budapest downtown.  Their next project is the extension of Three Corners Anna Hotel, and we gratefully join in this job again!

Opening soon

The Hilton Garden Inn Debrecen City Center will open at the end of the summer – and when it comes to this hotel brand, it’s definitely a big event!

The high quality is perhaps not even worth mentioning, but this building has some special “extras,” such as the rooftop terrace with its unique city panorama and the hotel’s location in the very centre of Debrecen. In addition, the hotel has been designed with environmentally friendly solutions that will convince even the most conscious travellers!

The structure was completed two years ago, and we are now putting the finishing touches on it. Small and large equipment, furniture, and all the necessary accessories, from curtains to tablecloths, are arriving in these days.
After the HotelStars certification, which is currently taking place, the new Hilton Garden Inn Debrecen will be ready to welcome guests in all its 101 rooms, leisure areas, and conference rooms. If guests can take their eyes off the spectacular façade they’ll be seeing for the first time from the hotel – but if they can, there’s plenty more to see inside!

Close to the end!

Three Corners Avenue Hotel**** project was launched 2 years ago. After the whole execution process now, we can see the final touches.

When it comes to a hotel development the most impressive items are the ones which are integrated at the last phase. Those are the elements which are really makes the building suitable for servicing the guests. All the rest: demolition and construction has to be ready for then. This is the current state now at this site at the center of Budapest. The building is ready to welcome the details of the design and by this transform from a house to a real hotel!

Mattresses, curtains, furniture, small operating equipments were arrived continuously. The glass canopy roof is installed above the entrance, the affected section of the street will be reconstructed after the building process.
Meanwhile we are getting closer and closer to have the occupancy permit. Opening is due yet this summer. The Avenue Hotel**** will join as the 5th member of Three Corners Hotels & Resorts in Budapest downtown!

Bike To Work!

This was the 4th time that our colleagues participated in the international BikeToWork challenge with an inside competition.

3 teams, 13 participants have been collecting the kilometres rode by bike together for 2 weeks in this season between 13-24th May.
Together our teams reached 942 (!!!) km during the challenge.
This is a great result with great attitude.
Finally Green woodpeckers/Green spokes (Zöld-küllők) won, the trophy is theirs!
Congratulations to all participants! We are moving forward.

Mission in progress!

Another exceptional job is in progress: on behalf of NATO Support & Procurement Agency we are working on the development of a C-17 cargo aircraft simulator training centre at Pápa NATO Air Base (nicknamed ”PANTHER”).

The assignment is for Architectural and Engineering Construction Inspection Services. Our experience and knowledge in this specific kind of task plus the fact that Realiscon has NATO Supplier qualification made us the suitable expert for the job. 7 member of the team are working on the technical supervision, cost management, HSE management and quality management of the project.

The designer of the building is Óbuda Group Építész Stúdió, and STRABAG is the execution partner.
Our job started in December of 2023 and the closing of the project is expected for the end of 2024, when the military pilots will be able to start trainings in the brand new and modern simulator centre.

Ready for the views!

We ourselves would happily stay a bit more at Budapart L building, but have to give the opportunity to the future residents as the project is finished: the most particular element of this new residential area at Kopaszi-gát by Property Market got the Occupancy Permit.

The execution team Market Építő made an excellent quality job with all the high-leveled materials which were designed to this premium athmosphere by Óbuda Építész Stúdió.
The project started yet in 2021. Realiscon was responsible for project management, cost management, design supervision, and technical supervision.
It took some time, but the goal wasn’t less than to create a special luxury environment for 140 flats, 3 commercial units, and all the related parking spaces on 18,500 sqm in total on 21 levels.

Spacious flats were designed with large balconies, equipped with smart services and premium materials. One third of the parking places provides electric chargers. The location is not only a popular scene with a unique social destination but extremely spectacular in itselfs – the L building image creates a matching remarkable setting.
Thanks to our team of Péter Kulcsár-Elekár Senior Project Manager, Levin Daniel Quality Controller, Gergely Horvath Technical Supervisor, Zsuzsanna Kocsis Cost Manager, Zoltan Csipai Technical Controller in Electricity, Tibor Mucsányi Technical Controller in Mechanics the project was in safe hands all along during the 3 years despite the challenges of this exceptional job.

We must see this!

A significant urban development is going in Vienna on the site of an old gravel pit. 14 colleagues of Realiscon team visited the site this Monday

The huge initiative started 10 years ago and will be finished almost the same time from now on. The aim is to ease the housing difficulties of the city.
The Aspern Seestadt project is a huge and representative investment where 25,000 citizens could find new hashtag flats. Most of them are designed for affordable housing purposes. The location is connected with U2 subway line in direction to the Vienna city centre. Shops, restaurants and other services will also take place in the new units.

The city of Vienna, figures of business and government sector have formed the organization of Wien 3420 Aspern Development Agency, which is responsible for this program. Social and community aspects are the main priorities of the project. The development contains many adaptive and costeffective solutions that will also help the sustainability.
We are lucky to able to see this unique project in front of us. Thanks to Marvin Mitterwallner from the visitor centre who helped us to immerse in the details!

New project landed from Wizz Air in Rome

After the Realiscon team worked together with Wizz Air at a training centre at Budapest 6 years ago, we got a new job from the flight company at Aeroporti di Roma Fiumicino.

Since the previous cooperation was one of the highlights of our period then, we are very proud to work with WizzAir again. In this serious investment of more than 38 million euros in total three full flight simulators will be installed to a 2500 sqm facility.
At this second training centre of Wizz Air Realiscon is responsible for project management, design management, technical supervision and quality supervision of the project.

In the current phase we are working on the installation of the three gates on the fence, the metal carpentry of internal structure and the electrical, mechanical system.
Once the building will be ready in May this year, in the following 3 months the simulators will be installed.
The Airbus A320 simulator will take place on 600 sqm, while on the rest space the training classrooms, computer rooms, briefing rooms, multimedia meeting rooms and offices will be formed. The Wizz Air Training Centre Fiumicino will let 400 pilot sessions per month at full capacity. But until then the turn is on our team in Rome to make the maximum effort!

We are going in!

After all the outside jobs and the shell and core is ready of the Mikszáth Kálmán Square hotel the interior works are rolling in the past few months.

The project was standing by during the pandemia for a while, but the time has come to put back the focus on this exceptional building. After the success of the Hotel Kozmo this project is also a quite promising development of GCA Architects – and the quality expectations are high too.
The Realiscon team is proudly responsible for project management and technical supervision of a high-end project like this 63 rooms, four star hotel building in the center of Budapest in a district called „Palotanegyed”.

The original building is an eclectic-styled listed monument which will connected with a brand-new structured unit. Interior garden with giant old trees and a mini SPA at the basement also fit in to the hotel. The high-quality design shall attract for all the leisure travellers who are looking for a spacious, cozy hotel with excellent services in downtown scenes.  The result of the designers’ vision (GCA Architects and Archimánia Építész Kft) will provide a beautiful and decent solution to the place of an old-forgotten abandoned house.

A green hotel is in the making at Debrecen

The main characteristics of the building are already well visible on the facade of the Hilton Garden Inn at Debrecen.

The execution partner is working on the pedestal insulation and the utility services’ connections in this period. Hilton is approved the sample room already, so the wallpapering, painting and flooring of the rooms started earlier and going on from one level to another. At the same time, we are working on the finishing of the community spaces as the lobby, restaurant, bar and sky bar.

We are close to the phase when the ambience which was designed by BORD Architectural Studio will be actually represented in the interior space.
After the design management Realiscon is responsible for project management, technical supervision and LEED certification management also at this project. The life cycle analysis of the building is ready, which is a significant step for the LEED-certification. The goal is to make Hilton Garden Inn Debrecen City Center one of the few green hotels in the region. This way the developer tetrecen adds a modern, sustainable hotel to the city of Debrecen yet in 2024, which will provide high-leveled service for the private and business travellers also.

Top apartments – apartments on the top!

There is a part of Budapest where nature and real calmness is our neighbour.

This is Svábhegy, a diverse and beautifully green area, with a particular panoramic view and magically clear air. Here we are working at Eötvös12 as technical supervisor since November 2023.
The main building of this new housing complex is a listed monument from 1927 which was operated as a sanatorium. Its interior details are art deco styled.

The developer White Star Real Estate will renovate it with the original facade and build 6 new and modern houses in the park around it.
Currently the execution team is working on the fronts of the new buildings, insulation, the utility networks and the partition walls. The park setting is started also.

Finish strong!

We are just finishing the project of Budapart L (BRL) building with Property Market Real Estate Development which started in 2021.

During December we close the construction works and go on for the technical handover procedure. For the holiday season it will be ready inside and outside! 

We were involved in this development from the very beginnig as project manager. When it comes to a long-term operation like this, scheduling and strict cost management is crucial.

These issues were managed successfully together by Realiscon and the execution partner Market Építő Zrt.
For the next weeks there are some interior finishing works in the tower A. At the B part of the building the walls are almost fully painted, and the road is under construction in front of the unit. It is exciting to see the final touches on this huge project we implemented together.
The future residents will be welcome in February for the first visits!

Balkans Property Forum

Cruising on the Danube River

The technicalsupervision is our team’s task in a port renovation project at Almásfüzitő – and we at Realiscon always keenly jump into a port project.

Almásfüzitő is a key scene in the operation of MOL-LUB Ltd., the lubricant production division of the biggest Hungarian oil company, and the pier at Danube here needed a serious renovation for the long-term safe work.
MOL delivers the base oil for its lubricant products through this point from Százhalombatta. The river traffic is a high priority for this purpose in the future also.

During the renovation many repair works will be done on the structure of the pier which will be able to guarantee long years of forthcoming operation.

High standards, big achievements

The highest level of BREEAM certification is the goal at one of our new jobs, which is a significant logistics park investment in Alsónémedi.

The developer HelloParks aims to reach the „Outstanding” qualification that matches with EU taxonomy regulations also. This level of BREEAM is not usual in the case of a logistics building, but our client hello Parks aspires to make it more common. The Realiscon Green Team proudly participates in this challenge to collect all the possible credit points with a highly advanced planning and implementing.

The works are just started in Alsónémedi for a 60,000 sqm „Big Box Building” with the design stage. The other parts of the project are running at Páty already. For the BREEAM New Construction objectives not only the building is getting designed environmentally friendly with innovative facilities, but the surroundings will be exceptionally conscious also. The green zone around the construction will got a multi-leveled plant system to provide home for different animal species and help diversity. Inside the building energy efficient LED-lighting, renewable energy sources like solar panels, water-saving equipments will be installed and guaranteed recycling methods will be used. The finishing of the project is expected in the first half of 2024.
We hope many ambitious jobs like this in the future!

Spin in Debrecen

Our local office in Debrecen is managing a hypermarket refurbishment for Interspar, which is being converted from a former grocery store.

After the demolition works the building got a new water and sewer system and electricity network. The surrounding of the store changed also: a new parking with electric chargers are on the way to finish. The works had to be quick and accurate, since the Christmas season will bring a whole lot of customers from the south area of the city to the new shopping unit.

This is why the setup of the supermarket’s interior equipment was started during the finishing tasks of the construction. Our team coordinating work right according to the scheduled plan – this is the price of the successful holiday season!

New beginning for the students

The new wing at the at Lauder Javne Jewish Community School was just opened on a lovely event.

Realiscon was in charge for the project management, design management and technical supervision – it was a pleasure to work on this job together with the designer Tiba Architect Studio and the execution team of EBH Invest Kft. The construction works was finished at the end of the school year and during summer it had been finished perfectly. The signification of a development like this is quite clear when the whole community is there to celebrate together as the new building opens.

The „big picture” in the construction business means that buildings are not only service lots for special purposes as homes, offices or stores. They are a part of the cultural and ecological system of a city or area.
It is essential to integrate all the new projects to their environment at the highest level of awareness. These thoughts might sound obvious, but it is not always easy to carry out during the jobs.

 This is why it is important to express and define all the issues of this topic from time to time and find ways to build this mindset to our daily practice. The permanently improving sustainability features always provide new challenges. Ready to go!

A huge industrial unit was just opened in IGPark Miskolc for production puposes of BOSCH.

Realiscon was in charge for extended technical supervision during the whole process of this massive development by InfoGroup – Real Estate. The execution phase was started in June 2022 and finished in order in August 2023 by PallérCsarnok Kft.
The prefabricated, reinforced concrete pillar structure encloses a 19,000 sqm area, which will serve as a production and logistic hall.

The building is located in the Mechatronikai Park of Miskolc which is a quickly developing zone, and we are proud that we could contribute with a brand new and significant project. Since the job was a „built to suit” solution, the implementation happened right according to the requirements of BOSCH who will be the long-term renter of the building. Everything is ready for start. Sounds effective? We think so!

Sailing season again!

A new sailing port will be built at the northern corner of the lake Balaton by the city of Balatonfűzfő.

This development aims to encourage locals and guests, specially the children to involve into the world of sailing.
Realiscon got the water-side part of the project in August of 2022 and we have started the design phase immediately.
Wetland and port projects require special awareness and experience, but this kind of field is one of our favourite!

The owner of the port will be the city council of Balatonfűzfő, and the NordPoint Sailing Association will be in charge for the operation. Their main goal is to train new generations of sailers, the place will be perfect for sailing courses and other events also. The coast-side job is by FŰZFŐ-TERV Építész Iroda Kft.
Realiscon team made 6 versions of the design and started the preliminary examinations (geodesic and soil mechanics test) back in September of 2022. After this we were working on the documentation of the results and analyse the local ecosystem’s floral and animal population, in particular the protected species.
Now we are finalizing the design and this means that the execution work is about to start. The port will be ready for the 2024 season! It will be ideal for 40-45 ships and hopefully will help to attract many new fans for the „boatiful” lifestyle of sailing.

End of action, start of vacation!

It’s a special pleasure to work for the next generation’s good, and this is what we all have been experiencing during along the development project at Lauder Javne Jewish Community School.

Now, at the end of the school year it is the time to look back to this process and stare the result, which is not only functionally perfect, but attractive and charismatic also. And it has been ready just in time! 

The new wing of the building is 1200 sqm, and located at a sloping area. A new gym hall and its service rooms were placed to under the ground, and new classrooms were made at the ground floor.

It was a challenging task to connect the new unit levels with the former existing spaces of the school, but the design of Tiba Architects Studio turned out to be an excellent solution for this problem.

Another important circumstance was that the school was operating like ever during the construction works. The scheduling and the organisation of the project was mainly defined by this condition. Thanks to the solution oriented attitude of every participants and their perfect cooperation for the sake of the common goal, all the deadlines were complied through the period of the job – which was a full year. The students were welcomed to watch the actual construction works from a fully safe distance anytime when they wanted to.

Realiscon team was in charge for the preparation works, the design management, the project management and the technical supervision as well. Execution team of EBH Invest Kft was the perfect partner for this job: they reacted quickly and smart for each and every issue.

In the next step we thankfully give the field for the following works: the new interior spaces can be finished nicely for the students during the summer break.

High-level improvement: done!

Attractive building with high-leveled services: the new, giant gem of the Corvin Innovation Campus phase I. is completed!

The office centre is 16,650 sqm on 9 levels, plus the 3 underground garage floors. It was designed to suits the highest, BREEAM Excellent standard and WELL Platinum certifications. The goal of the investment company Futureal Group was to create an exceptionally modern and high-quality office building – and this means green, sustainable and healthy environment at the first place nowadays.

Realiscon was in charge for the technical supervision of the project, and proudly participated in this special job to build together such an amazing place!
Relaxation and training room, library is available for individual and community self-care purposes of the users of the building on the ground floor. In the inner patio there is a park with rest zone. The building is not only prepared for the human workers but their pawsy partners also: dog-friendly services waiting for them inside and outside. Plus, another new public park was created in front of the building by the investor.
On the underground levels there are electric car chargers, bicycle service point, changing room and shower room. And since the whole unit was designed to be contactless where possible, during we are accessing one part of the building from another, it is easy to stay safe thanks to the modern automatic systems. Of course, these all services are demanding significant sources of energy: they got it from the building’s own solar panels, rainwater collectors and other sustainable solutions. The future is here!

Tour de Team!

This is the 3rd year when our colleagues are forming teams and participate in the international #BikeToWork challenge with an inside competition.

3 teams of 9 co-workers have been collecting the kilometres rode by bike together for 2 weeks in this season between 8-19th May.
The weather was not always friendly, but a little rain does not stop our most committed riders. This event is always a delightful community experience since we all like to spin up a bit, and it is a great way to train or relax.

The team names showed well the attitude from the very first moment: „Tekergők” (Reelers), „Pisztácia nem is volt” (There were no pistachios) and „Blade Bikers”. The „Pistachio” team is leading currently, they collected 159 kilometres until this Friday midday. Their motto „we may have chocolate yet” turned out quite motivating, no doubt they have such fun during their journey.
The award ceremony will happen on Monday, but the winner owns the prize only until next year’s challenge, when Realiscon teams will get in the race again!

Right in time!

Works are going strictly as planned at the Budapart L building development by the Property Market.

It was only a year ago when the foundation was prepared, but the structure just reached the highest point at 67,78 m for now. Imagine the everyday view to the river Danube and the whole neighborhood from this level (18th floor)! The building will serve mostly residential purposes in high-quality style on 18,500 sqm.

5th of May is the day of the topping out ceremony, when we stop for a moment. It is a great occasion to acknowledge the accurate and highly professional job of the whole team who managed to keep the deadlines, the costs and the quality standards also as planned.
Six colleagues of #Realiscon team are leading the process and controlling all the parameters step-by-step constantly in cooperation with the or competent team of Market Építő Zrt. as the execution partner. The interior content and the external composition of the building both are original and special. The emblematic design was made by Óbuda Design Stúdió Kft.
We are eagerly waiting for the next phases to achieve!

Three Corners, four stars, endless improvement

We launched a hotel project again at the end of 2022. The scene is downtown Budapest, Nagymező street.

The mission: transform a former office building to a flawless 4-star hotel. Our client is The Three Corners Hotels & Resorts – this building will be their fifth hotel in the heart of Budapest. We are proud that Realiscon was chosen for the project management, cost management and technical supervision, after our team was in charge for the value engineering previously.

The execution phase started in November 2022, right after the tender process. The dismantle went on from November to February, and then the structure works started by the execution team of BMP Építőipari Zrt. Architectural design is made by the Hélis Kft.
With plus 2 level the building will be complete of 64 room appropriate for leisure or business travellers even, in the excellent quality of a 4-star hotel. While we try to keep the budget rational, creativity is the priority of the layout, and of course the perfect service of the future guests is a must. For this challenge we are happy to use all of our wide-ranged experience in hotel development from the past years!
However the building is not a monument, its history is appealing: after the original construction in 1886 it was a motel already. In addition, the area is part of the UNESCO world heritage. Among all the particular walls of the district we hope that we will be able to not only create a spectacular design but a real new attitude also. This is how #hotelsbyrealiscon goes!

When EFFICIENCY is the key

We just closed an impressive office renovation project for #MVM in the city of Szeged at the end of 2022.

The designmanagement was started at the spring of 2021, and less than a year later the execution work begun in the existing office building of MVM. In only 10 months Ferroép Zrt. made an excellent quality job during the reconstruction and Realiscon was responsible for the technical supervision and controlling.

Cost efficiency was in the focus of the project. Improving the mechanical and electric systems was the most important goal to make the four leveled, 3000 sqm building more economic. This renewed technical content has been covered by modest, but attractive design elements for a proper working environment. As it is visible on the results, efficiency can be appealing!

Collecting GREEN POINTS again!

A 58,000 sqm industrial hall development arises at HelloParks Páty and Realiscon is in charge of the BREEAM new construction qualification.

Since the project’s goal is one of the hihest level of BREEAM, this is not an everyday job. This high level of certification is unusual when it comes to a logistic unit, but the Realiscon team is proudly participating in this ambitious challenge!

We are working on the qualification of the design stage currently. At this point of the process the Interim Design Stage Certificate is the reward of a proper documentation. After this the execution documentation is in order: we are getting this ready also, onsite inspections and preparation works are going so. This kind of file is aimed to get the post-construction stage certification.
To reach the ‘outstanding’ certification we need to get all the possible credits, therefore a very accurate and deliberate concept is a must. The teamwork is essential: every associate of the project have to pay attention at the first place to the environmentally conscious aspect. Our partners and our client is committed equally in this challenge, this way we can count on each other in this exceptional mission.

Next school level

Progress is intense at the Lauder Javne School development project.

The deadline for this job matters as never before. No playing, the new unit of the building has to be perfectly ready an all 1200 sqm for the next school year! The scheduling is tight, but all the processes are going well and in order. Realiscon was responsible for the design management, and now we are in charge of the project management, cost management and technical supervision.

The structure reached its highest level in December. Since then the execution team is working on the mechanical services and plasterboarding.
Our “young clients” are watching meanwhile and obviously will come to take their place in time. It’s a rare case when we know the future users of a building – unique and inspiring project!

Our new CHAMPIONS!

Two of our colleagues got the official BREEAM Advisory Professional qualification at the end of 2022, so we proudly present them as sustainability champions!

Dóra Plájer and Enikő Kluha decided to reach this goal in 2022, and here come are congratulations: they made it through! Their ambition resulted in management concepts and new skills in sustainability solutions which our company is able to offer as a new service for our clients.

Realiscon’s new APs make a significant difference in the phase of designing and executing also – and it’s far not only about the plus scores which go to the investor of the project. They are able to make the process extra efficient and smooth. Their job will be find the most cost-effective way to reach the proper BREEAM qualification, or to maximizing a building’s efficiency. Opening a new chapter!

A new hostel is opening in Budapest by Equity Point which has successful operating units in Chicago, Marrakesh and Barcelona already.

It takes place in the former King’s Hotel in the Nagy Diófa utca, downtown Budapest. After the building’s state had been insufficient, the owner made a gamechanger decision to renovate it in a different style and concept. The new business profile will offer modern services for young couples, families, or bigger student groups also at a great city central location with affordable prices in 71 rooms altogether.

After entering through the secession facade we are headed to the present’s indoor solutions. A nice lobby and reception is welcoming the visitors. Guests will find renovated bathrooms, new surfaces, sufficient charging sources even via USB-connection. ”Behind the scenes” new technical equipments were installed in the basement, the electrical network was improved, the cargo lift was renovated and changing rooms, service units were built in for the staff.
All these developments were happened while the hotel was still operating, but we considered this as an additional challenge in the project of #hotelsbyRealiscon. We were responsible for TDD, design management, project management and the technical supervisor job. Our team started the works in April of 2021 together with the execution team of BMP Építőipari Zrt.
This journey comes to its end now, and we are very proud to have been the part of it.

The event was surprisingly well attended, with interesting presentations, especially about the real estate market of Belgrade.
Our managing partner Zsolt Hintenberger spoke about the importance of changing the legislation environment helping realestate developers and owners in the transition towards energy reduction, use of green energy sources, in-situ energy storing and preserving biodiversity.

Hilton brand hotel in Debrecen is in the making!

Realiscon local office team proudly leads the construction of the first countryside Hilton Garden Inn of Hungary.

The building just reached its highest point where the future skybar will provide an exceptional view to the historical city area.
The brand opening was announced this week at a ceremony by the investor, Tetrecen Kft. representative and the Hilton’s Eastern-European development director.

As Tetrecen’s representative highlighted, the goal is to create a hotel which honours the valuable milieu of the Debrecen downtown, but modern and energy-saving at the same time.
The Hilton Garden Inn brand will offer quite elegant and affordable rooms with award winning catering service as always. The 101 rooms, four-stars hotel will not only bring the comfort and services used in this segment of the Hilton portfolio, but the quality of the LEED-standards also. Realiscon team is responsible for the LEED-qualification besides the project management and technical supervision, our local office in Debrecen coordinates the job.
The construction works is by A-Híd Zrt, the design was made by the BORD Architectural Studio.

Quick progress at Miskolc!

We have been working on a new industrial unit in the Bosch Park of Miskolc from June.

Our office in Debrecen is in charge for the coordination of the job. Realiscon is responsible for project management and technical supervision at this new logistic and production hall which will be 19,000 sqm big.
The prefabricated, reinforced concrete pillar structure is ready, the isolation panels are on the sidewalls also and the roof is on its place.

The execution team is working on the installation of the utilities, the drainage network and the parking area now. Our team will follow the process with the investment company InfoGroup Kft. until the start of servicing, which is planned for the first half of 2023.

We ride, you ride?

This time of the year we are participating in the EuropeanMobilityWeek usually.

Despite our colleagues’ activelife, travel these days gets special attention, consider it a challenge.
Like this it’s more fun to take the same steps than every other day – other way. For example, our CEOs take the train to a conference in Vienna this week, and all of us are focusing to choose alternative, sustainable routes or vehicles.

Realiscon proudly support this attitude with a yearly company contribution which is applicable for public transport or other community traffic services. Additionally, our office location is easily accessible without car, and we have comfortable changing rooms for all those arriving with bicycles.

Debrecen, we are on!

Our team of Debrecen is managing the works of a hotel investment project by Tetrecen Kft in the downtown of the city.

101 rooms, restaurant, sky bar, recreation area, meeting and conference rooms will take place in the 4-star hotel. The location provides great opportunities for the business travellers and tourists also.
The facade is spectacular, the sky bar offers a great view to the city sights, the public transport is easily available, the spot is right at the route of the famous Flower Carnevale.

Realiscon was responsible for the design management in the earlier stage, but the project management, the technical supervision and the LEED-certificate is also our job here. It is quite a pleasure to work on this hotel from the closeness of our office in the city of Debrecen.
The ground works were started in July of 2021, and two underground levels of garage have been completed.
The structural construction works by A-HÍD Zrt. passed the level of the ground already and will keep following until the 7th floor. The structure will reach its highest point before this winter.

New waves of the summer at Balatonfüred Port!

The newly developed Sail Center of Balatonfüred is waiting the boats after a perfectly executed job.

Realiscon was responsible for designreview and technicalsupervision here.
Wetland and port projects are always exciting tasks, specially when there are new technologies to implement.
This was the first time when prefabricated piles, joists and pathway items were used at a port of Balaton.

More than 400 reinforced concrete piles and a new, fixed pier was installed flawlessly after the old pieces were removed.
The jetty was relocated, a crane was built in, and e-mobility services were set up for electric charged boats.
The development had been ready for this season, and hopefully the port will be a perfect start point of many adventures in the future!

Summer breaks, work is on!

We are working on a new building to improve the students’ possibilities and the educational performance at Lauder Javne School.

Realiscon is responsible for the desing management and project management, the cost management and the technical supervison also while the design was made by the Tiba Architects Studio. The best timing to start the actual work on field was the end of the school year, so the implementer company EB Hungary Invest Kft. ’s team arrived in the middle of June to the Budakeszi út site.

The concept of the new building is defined mainly by the existing buildings and the area of the hillside where they are located. The new unit will contain a gymnasium and several classrooms. Since the job will be done in an operating school, it is quite important to separate the work zone well for safety reasons, but to provide chance for the kids to see what’s happening. We prepare small peek holes to make them able to watch the construction process.

Up-to-date inside and outside!

The logistics center of Ferenczi Holding has been completed.

Construction of the logistics center at Kistarcsa is a project which Realiscon have been conducting from the infrastructure design through the design management , project management and technical supervison until the authorisation process. During this time our team was participating in the development of a sustainable building with the most modern technical service systems.
While the Ferenczi Holding showroom is for present the newest samples of premium sanitary products and fittings, the whole building is a great example of modern technologies also.

Heat-pump equipment is responsible for tempering the offices, service units and the logistics hall. Working areas are made with high-quality materials and furniture in order to the wellbeing of employees. For the vehicles of clients and suppliers electric chargers are provided. Undoubtedly a perfect prominent project for BREEAM certificate. Not a surprise that we also loved to work here!

MOVEMENT forever!

Realiscon’s Bike To Work challenge .

Half of the Realiscon team participated in the Bike To Work challenge in the last two weeks.
Three group of our colleagues were racing for the prize with and collected the kilometers.
The closing event was the Bike To Work Day on 20th of May.
Our teams reached 918 km during the challenge, which is a huge progress since the last year’s result, which was 597 km!

This community activity was a great example of teamwork. One of the member of „Suhanó Küllők” team was learning to ride a bicycle to participate in this very challenge with the full support of her colleagues. Some members came to office with bicycle every day, few of them ride to the meeting destinations also, but for home-officers it was also a great occasion for a short trip to spin up. Our most enthusiastic colleague (Péter Kulcsár-Elek) ride 145 km during this period. Everybody made it on his or her own way, but it was great to see how the team members are motivating each other. ‘Bringa Banda’ team leaded at the start, but on the second week ‘Flying Bike’ team seemed to got real wings and happened to be a quite strong competitor.
Finally Bringa Banda (Dóra Plájer, Brigitta Sipos, Andras Kranicz, David Jakab) won, the cup is theirs for this year!
Congratulations go for all participants and we are ready to ride along!

Construction process: where the DESIGN IMAGE is converted INTO REALITY

The Grand Hotel Savoy**** reconstruction by the Austrian EST Hotels & Residences is finished.

We jumped in at the middle of an investment process as the project manager and technical supervisor to ensure the smooth and secure finalizing of the reconstruction. Our project management team members were able to capitalize on their earlier experience in hotel development successfully and expand it again.

We closed the implementation after a year. Now it’s time for the Hotel Savoy to open a new chapter in its history which is already more than 100 years long.
Our team faced many challenges during the project with it’s 5000 sqm area in total from the basement to the 7th floor and the 100 rooms.
Beyond the restaurant and conference hall there is wellness zone and a rooftop part also.
We got to coordinate design processes along the implementation phase and be present onsite with many team members permanently.
The downtown location had its own complications because of the limited extensions of the territory also. We were responsible for the coordination of various foreign partners. The Realiscon team executed all these duties with high attention for the client’s demands.
As always, we work to transform challenges into tasks to solve, and tasks into reality.

Planting, planting, planting!
This is the third time when we are planting trees at the first signs of Spring.
Our team is always preparing with passionate attention for this annual tradition.
This year we pointed our spades to a residential zone of Debrecen. Since we are working on a modern hotel development as a project manager in the downtown of the city, it was obvious for us to contribute to a greener environment of this area also. We planted six beauties of Prunus Virginiana Canada Red here.
This type of ground works always warms our hearts!

A new stage of BRILLIANCE

The demolition works are ready on the office levels and the execution team finished the sample areas of the beautiful Krausz Palace.

By this step the future tenants can easily have an insight of the advanced services of this historical monument building. A new sample office and a wet block is available for check the details of the planned refurbishments from now on.
The next task of the project management team is to organize and coordinate the shell & core works.

During this phase the most modern and environmentallyfriendly mechanical services and electric facilities will be installed inside, harmonized with the listed building principles. The historical monument parts of the building e. g. the staircase and gateway will be maintained and renovated in the following stages also. At these sections of the building there are no demolition works of course, the goal is to prevent and present these spectacular features.

’L’ as LUXURY, means high-class services

We are thrilled to participate in the emblematic urban development project at the district of Kopaszi-gát by #BudaPart.

We are responsible for the project management and technical supervision of the most attractive, luxury quality residential building of this area („BRL” building). Meanwhile all the brand new units in this district are amazingly modern and eye-catching, the unique materials and the direct waterside connection with Lágymányosi-öböl gives a plus tempting character to this piece.

During the preparation process we got the chance to manage the design review and cost management jobs. After all the documentation works were successfully finished and went through all the authorizing procedures, the early stages of field works were running continuously and accurately. Soil-cutting and the ground is ready, the foundation works and the installation of the crane is ongoing currently. Realiscon team is committed to keep this solidity as the Project Manager during the project closing which is planned for summer 2024.

The HIGHEST LEVEL is on!

The reinforced concrete structure of the first unit of Corvin Innovation Campus developed by Futureal is ready now, the 38 meter tall building reached its highest point.

Instead the usual celebration onsite let’s see the results: the execution team of #Pedrano used 15,800 m3 concrete and and 1,463 ton of rebar. This amount of material drew the 9 levels of this giant building – plus 3 floors underground in less than a year. 360+ pieces of concrete test cubes were casted and there were consistency checks at 75+ times.

As the #technical supervisor the #Realiscon team provided the efficient service with raised presence. Meanwhile the second unit is running well also: the underground part is completed with its own 3 levels. The upper floors’ structure could be ready for this summer.
At the first unit the mechanical, electrical and facility works are just started. The shell is waiting for all the exceptional services planned in it!

GREEN GOALS in Bartók Udvar!

Our next gratifying job is to reach a high level BREEAM certificate in the new wings of Bartók Udvar, Budapest.

This development by Infogroup will provide 24,000 sqm office area beyond the current unit of the building. A particularly conscious space will be created. Bartók Udvar will not use gas utilities at all, at the same time will maintain more than enough (20% of the parking capacity) electric car charging stations, and bicycle storage for a smaller village’s population.
The scene is a perfect multitransport destination as public services are excellent here even.

Another important pack of services will pay extra attention for the accessibility. Thanks to the careful planning the building will be integrated for everyone with disabilities also. The planning section will reach a milestone in this December starting the interim design stage assessment. All these improvements will make it possible to reach the BREEAM International New Construction „very good” level certificate, and we are enthusiastic to be the part of this project.

Two-legged residents in the CITY TO COME!

A new city park will be created on a 36 hectares area at North-Csepel by the BFK (Budapest Improvement Centre), which will enclose a 2.3 hectares wetland part as well.

This is what we call good news, since these projects are close to our heart and there will be plenty of advantages for the city residentials also. And when we say city residentials, we are thinking on the newly moving ins too! In a wetland area like this we will have good chance to greet particular species as the reed warbler (cserregő nádiposzáta) or the cuckoo (kakukk). We are quite excited to work on their new home.

Together with the s73 Tájépítész Stúdió the Realiscon team will be responsible to design the specific wetland area, to create the rainwater usage plans and to constitute the water-cleaning ecosystem. This is our real dream job, where we can help to set up a place where biodiversity can develop for all of us’ good. We just started to make the survey plans, and we proceed toward the licences and implementation plans. The project will bring rarely positive changes in the quality of life of citizens: this kind of wetland area will be a real green treasure for the city.

ANOTHER DAY in the office – design project at the lake Balaton!

Our client MÁV (the Hungarian State Railways) awarded Realiscon with the contract of a wetland engineering design project at Balatonkenese which is contained the plans of shelter stones and a temporary stone loader.

Since we are devoted to many kinds of wetland jobs, happily accepted the challenge to work at a particular place like this. In this project we were responsible for the home of residentials as the fire-belled toad, the bluethroat, and the European mudminnow.

First of all, we made a condition survey on this Natura 2000 certificated environment for a full insight, and thanks to this we were able to secure the implementation of technical requirements harmonized with the nature.
The temporary stone loader will provide the possibility to settle the stones to their place to protect the railway embankment at a section where there is no access for road transport. Our goal was to solve this problem with full attention toward the natural values of this environment – which is always the most important and most exciting point of a wetland project.

FIRST STEPS inside!

Our team proudly looked around at the newly operating Kozmo Luxury Hotel, where Realiscon were responsible for projectmanagement and the technicalsupervision during the development of this new hotel by GCA Architects.

Beyond the 5 star the building got „Leading Hotel of The World” certification first time in Hungary.
This week we had the chance to check the results during a professional tour and see the hotel as an operating unit, gathering senses and sights. Tímea Fazekas Senior Project Manager and Tamás Markovits the Leading Technical Supervisor guided our colleagues through the listed building.

It was operating as a telephone exchange center earlier, the history and the conditions were really particular, but despite all the challenges of a listedbuilding, the service level of the newly developed hotel had to be exceptional.
During this project we were cooperating successfully with the foreign owner, designer and implementation team. We have also gained experience in special authority approvement processes of foreign design, equipment and technologies. All the lessons learned were worth to share with our colleagues.

BACK to school!

After the months of quarantine students are back again at the campus of CEU in Vienna.

It is our mission to transform the former office centre to an ideal educational unit, and we are just finishing the 3rd phase of the job as the responsible of projectmanagment and costmanagement tasks.
Students will use this building for only a few years, but the services have to be excellent though – all on the 11,400 sqm area.

Beyond the usual community spaces and offices they need perfectly soundproofed, noiseless labs and auditoriums, professional audio-visual possibilities and high-tech devices in the classrooms. Now that we finished the last part which was 4,600 sqm on the 5th and 6th level of the building, the whole unit is ready for the new semester. We gladly see the students getting back to the vivid life. We hope that all the university citizens will have a safe and valuable year here!

Be CREATIVE, leave ROUTINE!

Our colleagues are often choose the alternative solutions when it comes to travel. It is just more amusing when we do it organized together as a challenge.

Since all of us are happily looking forward the smart ways of traffic, it is a great occasion for us to participate actively in the EuropeanMobilityWeek. This event aimed to encourage people to use the sustainable urban mobility systems and devices. The closing day of this week is the well-known CarFreeDay on 22nd September.

For #Realiscon these goals are the part of our everyday life, and the company is supporting the employees to use the smart and community traffic methods. For longer trips of a #team the best option is a common car, but for the individual routes to work or the gym or a meeting there are variable solutions which are all environmental-friendly. Plus point when we leave our routine and flip the trip to an adventure. We are so curious what can we achieve in this field when we see it is a challenge!

Our designers ON BOARD!

Our designer team lead by László Szalóczy Chief Design engineer is working continuously on the second phase of the infrastructural development of Csepel Szabadkikötő, Budapest.

Geodetic surveys and soil mechanics tests are already done followed by the concept design. Now, we proceed to the following stage developing the permitplans for MAHART (the Hungarian Shipping Company) improving port’s infrastructuralnetwork.
Realiscon had won a public EU procurement tender and awarded with the contract for the design works.

The project embodies the design of utilities and the transitways expansion and contains the reconstruction of the river wall of the petroleum dock also. We are responsible for the development of water, sewerage, fire-waternetwork and rainwater drainage plans. The freight rail and road designing is also part of the scope of works. All of these services are contributing to the worthier future operation of the port at Csepel.

Aiming HIGH!

This greenfield investment of Ferenczi Holding’s logistics centre is one of the most spectacular projects of our team.

The result will be a new BREEAM-rated industrial complex at Kistarcsa, near to Budapest. After the successful completion of design management and construction tender process we started onsite works in the spring of 2021. This period is undoubtedly memorable for our team since we planted 9 little trees to this area on the International Forest Day in March.

During our days on this job we can observe the growth of the little shrubs on this field from time to time, which is a quite proud feeling. The building reached its highest point since then and we hope our trees will catch up with it once.
Let’s see what is happening until then. Beyond the preparation works our experts also perform the complete project management and technical inspection tasks. The 7200 m2 logistics centre will include 6,500 sqm modern warehouse space and 700 sqm contemporary service area and showroom. As mentioned, these new facilities will also meet the requirements of the BREEAM sustainability standard also.
In the case of our mandate contains the project management and technical supervision, we have the possibility to coordinate and control strictly the different phases and processes. This method provides the most effective cooperation of all the participants of the project.
After the site preparations and foundation works were ready, the roof and the walls, the whole structure have been done in the summer. The following step is the completion of the screed and the insulation of the roof. This very unit will be the space of the logistics hall and its serving areas on 4800 sqm at this phase.

Synergy between MODERN TECHNOLOGY and ARCHITECTURAL HERITAGE

Internal refurbishment of the Krausz Palace.

The investor, AEW asset management company set the goal to create a high-quality office complex with a historical atmosphere that also satisfies the needs of its tenants for modern technologies. In a building with such a particular characteristic as in Krausz Palace it is a complicated challenge, but thanks to our experience in BREEAM assessment we have the proper solution for this scenario.

Thanks to our mandate for project management we can be part of the renewal of this unique building throughout the whole process from the technical review to the construction.
One of the most exciting phase of our work was the preparation and coordination of the concept plan. Krausz Palace is a valuable building both historically and architecturally. A listed building was built in 1885 in Andrássy út, a part of UNESCO’s World Heritage site. Several famous artists participated in the construction: Károly Lotz (interior murals), Gyula Donáth and József Róna (facade sculptures) and Luigi Depold (mosaics).
Renovation of a historical monument building is always a special project. The value in the details of Krausz Palace is truly worth the plus effort and attention during the works. Since our team is responsible for the project management we can control and hold together the processes professionally. This provides the consistency of a particular challenge like this. Since technical supervision is also our job, we guarantee the quality of the implementation. At the same time this project is a great occasion to improve our knowledge and methods on this topic.
The facade of the Palace was renovated meeting the art historical standards in 2002. Presently preparing a complete internal refurbishment and modernization process. As more and more office building refurbishment project is committed taking care about the future residents, a high-levelled BREEAM assessment is a must in this case also. Efficient building services and a sustainability-driven architectural approach makes it possible to obtain an Excellent BREEAM Refurbishment rating.
Working on this goal the next step is to open up the interior spaces, but during these processes, we must keep the restrictions of the listed building of course.
After our concept plan had been approved we managed to find an excellent partner for the design exercise. The works are about to start in August 2021, and last until the summer of 2022.

LEARNING STILL!

A great mandate of ours is an educational institution for the Central European University, which will be a temporary campus of their students for a few years, while a whole new campus will be completed in 2025.

In this project our teams are responsible for project management and the cost management as well. Since the client and the place of the implementation is in Vienna also, it is a special quest for our operation.

Meanwhile, the students were away from the university due to the pandemic, the works were going forward. Our job is to create an educational building from a former office environment of 20.000 sqm.
Starting the execution of the third phase in these days means that we needed extra attention to pay about cost management. The material prices are changing as fast as lightning!
We started to work on this exceptional project almost two years ago. With the full coordination of our project management team we have closed two phases successfully already, including the preparation works and tendering processes. We implemented the ideas and goals of the client while we were responsible for the proper cooperation of the participants of the project. Not at the last place, we managed to stay within the planned budget and deadlines tailored by the University. In the last 12 months, we got to handle the coordination under complicated circumstances, but we always found the way.
During the students’ home-schooling year Realiscon team is evolving new methods also to keep in safe but direct contact between Vienna and Budapest with the client and the partners even. Hopefully, the university citizens will be able to seize the campus soon, until then we transform the whole building into a perfect place to research and develop.

THE BEAUTY OF GREATNESS!

Futureal Group is working on a huge project at a quickly developing area of Budapest and we are really proud to be a part of it.

The Corvin Innovation Campus 1 office center will be a 9 storey unit in the neighbourhood of Corvin promenade which is the new favourite target of the young and lively city residentials. The size of this commitment is matching well with one of the biggest Central-European real estate developers, Futureal.

Our job in this case, is the review of design documentation and the technical supervision and quality control. Our team’s experience in office building development helps quite effectively in these processes to complete the project at the requested standards. The technical supervision team is using the newest methods to follow and control the works. These kinds of digital platforms are providing the transparency of the project toward the client also and make simple the communication.
The execution team is working on the foundation and three underground levels .
Once it will be completed, will offer a total 15,800 sqm Class A office building with smart solutions and sustainable technologies.
It is a pleasure to see this growth!

Art NOUVEAU…nouveau CONCEPT

The @Equity Point Holding continues its international expansion strategy and opens a new hostel in Budapest.

This Art Nouveau building of King’s Hotel in the Jewish quarter of Budapest downtown is operated as a 3-star hotel. The new operator Equity Point with its up-to-date approach is to transform the function into a hostel.

According to a report, published in January 2017 by Hostelworld Group, the largest online booking platform for hostels, Prague and Budapest ranked sixth and ninth on the list of the world’s most popular cities among hostel tourists. Though the ranking has slightly changed, the 2019’s report still clearly shows Europe’s top position on travellers go-to list. As only a few international brands are operating in the city, Budapest seems to be an attractive opportunity for hostels operators.
Our Technical Due Diligence in 2019 revealed that the building needs a massive renovation. We, together with Equity Point developed the design brief phrasing those essentials that specifies an attractive hostel. Since then, we have been through the conceptual and detailed design management and now we turn into the execution phase. We deliver complex project management & cost management throughout the whole development.
It has been serious work, now, ‘we just need to make it’.

LUXURY and HISTORY in the heart of Budapest.

We are proud to announce that the new 5 stars luxury hotel, Aurea Ana Palace Hotel has been completed on Akadémia Street.

Aurea Ana isn’t just another 5 stars hotel in Budapest… it is a building that is telling the history of the past. The dream of the investor, Eurostars Hotels was to ensure the full comfort of a luxury hotel while evoking the atmosphere of a historical Budapest building which had hosted often Queen Sissy and Franz Joseph I, the Emperor of Austria, and King of Hungary.

Renovation of the two listed buildings started in February 2018 following the designs of the world-famous Capella Garcia Arquitectura and TÉR4 architects.
We faced real challenges during the implementation of the interior design.
Working in close co-operation with the investor and the contractor, Market Építő Zrt we managed to meet all the challenges and find solutions.
Realiscon as the technical supervisor was responsible to determine and monitor the high quality requirements of the renovation of the existing values.
Congratulations to the whole team and thanks to Ákos Marx MRICS for his great work!
The life of the hotel starts long before the first guest checks in, but the dream comes true when the guests arrive.
